Michael Paul Consultancy is a sole trader company owned by Michael Paul. Michael trained at Edinburgh Academy, Royal Agricultural College and has since had 40 years of experience in land and estate management. Michael began as a Chartered Surveyor; selling, buying and valuing leisure businesses mostly hotels, pubs and restaurants in 1980 whilst a partner in Bell Ingram.

Michael took an interest in leisure in the late 1970’s and formed his own estate agency buying and selling leisure properties, principally caravan parks. Michael decided to extend into valuation and in 1996 took on first management contract in order to learn on the job. Then in 1986 he formed Paul & Company Chartered Surveyors which he went on to sell to Colliers International in 2006. Now he operates Michael Paul Consultancy as a sole principal offering his quantity surveying services to clients as well as running his management company Jackdaw Leisure and an online travel agency Michael Paul Holidays.

Michael is formally trained in land management and forestry and gives professional advice on rents, acquisition, due diligence, valuation, leases and tenancy’s. His past clients include: Barclays Bank, Forest Holidays, Park Leisure 2000, The Scottish National Trust, Lloyds Development Capital and Mars Pension Trustees.

This year we have teamed up with IPro, a software developer company who specialise in building custom synchronisation technology which enables your current booking program to seamlessly integrate with our system. By integrating your booking system with the Michael Paul Holidays booking system, availability data is shared between resort and agent meaning time needn’t be wasted passing guest details from one party to another. This automated approach to guest bookings not only saves valuable time but minimises the risk for miscommunication or human error. Most importantly, there will be no need to provide us with an allocation of your property stock.

If you should so choose, you can sign up to our channel management plan. This means that not only can you connect with Michael Paul Holidays but through our system you can access any number of booking channels such as booking.com and holidaylettings.co.uk ownersdirect.co.uk and homeaway.co.uk.

Michael Paul Holidays, on your behalf, can control the availability and amount of property stock available at any time to these larger forums. This means you need only use these sites where appropriate and convenient for your business i.e. during the low season or to fill a last minute cancellation.

Michael Paul Holidays offers a ‘pay per booking’ commission structure meaning you only pay for results. The commission is set at a competitive 12% meaning bookings made through us will cost you significantly less than those taken through the large global booking websites. As the number of bookings made through MPH for your property increases you can expect to rely less on large booking engines and significantly decrease your spending on commission.

Why do I need a valuation?

Valuations are sometimes thought of as an inconvenient expense when in fact they are essential to all property and business transactions. Data highlighted through a valuation can prove vital to yours business. The findings of a valuation can help you secure a bank loan, or depict the current worth of the business to a new director or can assist the company in dividing the assets between shareholders.

The process of a valuation

After appointing Michael to conduct a business or property valuation Michael will make sure that, in line with RICS guidelines, the client knows exactly what to expect from the process. All fees and costs will be quoted in advance of the work in accordance with the RICS Code of Practice.

After receiving instructions from the client Michael will conduct a property inspection and business valuation which includes a good will assessment. Factors such as quality of existing developments and development potential shall be assessed as part of the valuation. Finally Michael will gather evidence based on recent sales of comparable parks to support his findings.

Fees

Professional fees are normally quoted on an hourly rate between £110 and £150 per hour exclusive of VAT and travelling expenses. Much of Michael’s valuation work leads one way or another to negotiation and where this is a probability a fee cap is always provided so that the client knows the upper limit of his exposure.

In order to provide guidance here a fee for a property and business valuation combined generally works out around 0.2% of the value given.

RICS Requirements

  1. Consistency, objectivity and transparency are fundamental to building and sustaining public confidence and trust in valuation. In turn their achievement depends crucially on possessing and deploying the appropriate skills, knowledge, experience and ethical behaviour, both to form sound judgments and to report opinions of value clearly and unambiguously to clients and other valuation users.
  2. Globally recognised high level valuation principles and definitions are now embodied in the International Valuation Standards (IVS) published by the International Valuation Standards Council (IVSC). RICS has long been a supporter of the development of such universal standards, and not only fully embraces them itself, but also proactively supports their adoption by others around the world.
  3. But acceptance alone is not enough – effective implementation is the key. If confidence and public trust in the valuation process is to be achieved, standards must not only be uniformly interpreted and consistently applied but also actively monitored and enforced.
  4. That is the rationale for this new global edition of RICS Valuation – Professional Standards 2014, commonly referred to as the ‘Red Book’. This formally recognises and adopts the IVS by requiring members to follow them. It also complements the IVS by providing detailed guidance and specific requirements concerning their practical implementation.
  5. This approach is reinforced by the RICS professional standards regarding ethics, skills and conduct; and is assured by a well-established system of regulation and by progressive introduction of a system of practising valuer registration. The whole ensures the positioning of RICS members and regulated firms as the leading global providers of IVS-compliant valuations.
  6. The aim is simply stated – it is to engender confidence in, and to provide assurance to, clients and recognised users alike, that a valuation provided by an RICS-qualified valuer anywhere in the world will be undertaken to the highest professional standards overall

Our Experience

Michael Paul Consultancy is responsible for all repairs and renewals to infrastructure and buildings on all of our managed parks. We often take on, with our own staff, the building of caravan or lodge pitches and small project plumbing and building. This has given us first-hand experience on how to effectively project manage a variety of different developments.

Our past projects have included:

Work

We are pleased to continue our partnership with Away Resorts, a holiday park leisure business with a portfolio of 6 holiday parks across the UK now valued in excess of 100m. Michael Paul Consultancy played a key role in the successful acquisition of Sandy Balls Holiday Park, completing the property due diligence for this diverse resort consisting of woodland lodges, static homes, camping pods, touring pitches and a variety of leisure facilities as well as a farm, stables and 100 acres of amenity woodland.
